February 2020 = 2,150 SALES

  • +45% one year increase (or -16% vs. 10-year average)

  • 4,002 new listings in February 2020
  • 9,195 Total Listings

  • MLS Home Price Index for all Residential = $1,020,600
  • Vs. Last Year +0.3%

  • Detached House = $1,433,900  |  6-Month Change= +1.9%
  • Townhomes = $785,000  |  6-Month Change= +1.7%
  • Condos = $677,200  |  6-Month Change= +3.6%

Active listings in the Central Okanagan finished April at a lower level than April 2025, the third consecutive month below the prior year’s level. This trend has primarily been a function of a material drop in new listings through the first four months of 2026. Meanwhile, sales came in below last April’s count and were well short of typical levels for this time of year.

Greater Victoria recorded its first year-over-year sales increase of 2026 in April; nevertheless, this was still the third-fewest sales in the month of April in over a decade. New listings activity remained robust, and inventory continued to push to new decade highs.
