Similar to March, sales in King County were down on a year-over-year basis in April and posted one of the lowest counts for the month in available data back to 2013. Inventory continued to push higher on a year-over-year basis across all home types, and finished the month at its highest level for April in more than a decade.

Active listings in the Central Okanagan finished April at a lower level than April 2025, the third consecutive month below the prior year’s level. This trend has primarily been a function of a material drop in new listings through the first four months of 2026. Meanwhile, sales came in below last April’s count and were well short of typical levels for this time of year.
